Questions

  • We are based in Clatsop County and manage properties between Knappa to Seaside. This includes Knappa, Astoria, Gearhart, Seaside, Warrenton, and Hammond. We may be open to additional areas of coverage if they are close to our current operating areas.

    We screen all tenants through Appfolio, which includes a soft credit check, criminal history check, and debt or eviction history with previous landlords.

  • We permit key checkout of our rental units for applicants in exchange for $100 cash or a valid photo ID being left at our office. The $100 cash would cover rekey costs if the key is not returned by the applicant.

  • Our company posts available rentals on our website as well as through Appfolio. Appfolio sends the data in our database of the unit and the photos to all rental advertising websites automatically to ensure maximum exposure of the rental.

    All of our advertising photos are done in-house. Our Operations Manager has a BFA in Graphic & Web Design and takes all the photos for our listings; including 360 Photos and VR Tours upon request.

  • We provide via email or mail monthly owner statements. All inspections are shared via email including photos.

    Owners can request specifications if they require certain forms be given during or after tenancy (ie: rental agreements, rent rolls, addendums, etc).

  • In short, yes. As long as they are above the median income for the area.

    Please keep in mind if a landlord requires renter’s insurance, Owners should provide us a copy of their property insurance during onboarding should a tenant request a copy.

  • Tenants can either pay in person at our office via cash, cashier’s check, or money order. There is an after-hours drop box available for tenants who cannot make it during our business hours.

    Additionally, payments can be made online through their Appfolio portal via eCheck, credit card, or debit card.

  • Rent increases are assessed 90 days before the first year of tenancy expiring or on a yearly basis.

    Owners can choose for us to automatically issue rent increases if the unit is not at the current market rent for the area OR choose to be notified at the time it comes due for assessment and make their own decision accordingly.

  • Generally speaking, our staff has experience in handling basic court cases and evictions with tenants.

    Should legal aid need to get involved, we are always transparent if a particular tenant’s case needs further assistance from legal professionals.

    Owners are welcome to use their own eviction attorney if they prefer.

  • Generally speaking, we charge 10% of the monthly gross rent collected. Meaning, if a tenant does not pay we are not paid.

    Our rate is negotiable for all property owners.

  • For new agreements, there is a one-year clause and an early termination fee is applied. The termination fee is equivalent to six months’ of management fees based on full occupancy. That being said, if both parties are unhappy with the contract, we will waive the termination fee accordingly.

    After the first year, a minimum of 30-day notice is required by the Owner to our company to terminate. There is no termination fee after the first year.

  • We have been operating since August 2008. Our principal broker has been in property management since 2005 and in real estate since 1987.

  • Our owners have the option of Month to Month, Six (6) Month Leases, or Twelve (12) Month Leases.
